Delma is directed by Mr. Kevork Toroyan, President, CEO and primary shareholder, and Mr. Anthony Milelli, Executive Vice President and COO.


Mr. Anthony Milelli, is Executive Vice President and Chief Operating Officer at Delma Properties Inc. Mr. Milelli reports directly to the principals of the firm and is responsible for managing the day-to-day operations of Delma, including acquisitions, dispositions, structuring and asset management. During his tenure at Delma, Mr. Milelli has consummated over $500 million in acquisitions, financings and dispositions with notable financial institutions including RBS Greenwich, Wachovia and Lehman Brothers. Mr. Milelli joined Delma Properties in 1997 as an Associate. He was promoted to Vice President in 1999, Director of Acquisitions in 2001 and Senior Vice President in 2003. Mr. Milelli is a frequent round table panelist at the NYU Institute of Real Estate for their MS Program. He regularly participates in lectures and other events sponsored by New York University and other industry groups and he is an active member of the NYU Alumni Association and the Urban Land Institute.

Mr. Milelli received his Bachelor of Science (B.S.) in Accounting from the Seton Hall University and his Master of Science in Real Estate Finance from New York University.
Mr. Barkev Kalayjian is the Corporate Controller at Delma Properties, Inc., where he is responsible for the complete financial operations of the company, including the accounting, tax, treasury, and banking functions. Mr. Kalayjian has extensive experience in finance and accounting, extending over 30 years. Prior to his position at Delma Properties, Mr. Kalayjian was the Chief Financial Officer at Eidolon, Inc., a New York based software development firm. For the six years before this, Mr. Kalayjian was the Manager of Finance of Sogex International, a multinational construction company. Mr. Kalayjian was in charge of projects valued in excess of $1 billion in the region of eastern Saudi Arabia, the UAE and Yemen, overseeing an accounts department of 80 people. Previously, Mr. Kalayjian held the position of Chief Accountant for Consolidated Contractors Company, a multinational construction firm. Mr. Kalayjian began his career as a public accountant with the international affiliate of Arthur Andersen & Co.

Mr. Kalayjian received a Bachelor degree in Business Administration with an Accounting Major from the American University of Beirut.
Miss Suzanne Milana is the Associate Director at Delma Properties, Inc. and reports directly to Mr. Anthony Milelli, EVP. Joining Delma in 1994, Miss Milana is currently involved in a wide range of roles in the acquisition, disposition and finance processes, asset management, loan management and investor relations of the company along with being responsible for insurance and corporate governance. During her tenure, she has been involved in over $500 million of capital transactions dealing with the diligence and closing process.

Miss Milana received a BA in Public Policy from SUNY at Buffalo, Buffalo, NY
Mr. Joseph Milelli, Jr. joined Delma Properties Inc. in 2005 and as an associate with the Acquisitions team he focused on value-added commercial real estate. He was responsible for financial underwriting, property valuation, and research. Mr. Milelli was recently promoted to Vice President. In his current role, he is active in deal sourcing, acquisition due diligence, acquisition and debt underwriting, portfolio valuation, and market analysis. Mr. Milelli has participated in all aspects of real estate investment, underwriting over $500M of potential acquisitions and assisted in closing a total of $100M in acquisitions and refinances.

Mr. Milelli graduated from the University of Southern California with a Bachelor of Arts in Economics. In addition, he has recently completed a certificate course at the Investment Banking Institute which specializes exclusively in Private Equity and Investment Banking Training.
Mr. Todd Benson, is Vice President, Florida Region at Delma Properties Inc. Todd reports directly to the principals of the firm and is responsible for managing the day-to-day operations of Delma's Florida portfolio, including acquisitions, dispositions, structuring and asset management. Todd has closed over $500 million in residential and commercial acquisitions, financings and dispositions with notable financial institutions. Todd joined Delma Properties in 2009. Prior to joining Delma, Todd was the Director of Acquisitions for Buttonwood Real Estate LLC responsible for acquiring and developing luxury residential condominium projects in New York City.

Todd was born in Miami and currently resides in South Florida. He has a B.A. in Political Science from the University of Michigan and his Master of Science in Real Estate Finance from New York University. Todd also has served as an Adjunct Professor at New York University's Real Estate Institute and is a Member of the South Florida NAIOP chapter.
Mr. Kevork Toroyan is President and Chief Executive Officer of Delma as well as one of its principals, and is active in its general risk management as well as its overall corporate strategy. Mr. Toroyan has associated all his working life, in various senior capacities, with Consolidated Contractors Company, (CCC), a multinational construction firm with yearly revenues in excess of $4 billion, including as Chairman of its US subsidiary the Morganti Group. He is currently a board member of the CCC Group.

Mr. Toroyan graduated from the American University of Beirut with a degree in architectural engineering. Mr. Toroyan has served on the Boards of numerous companies. Among his philanthropic activities, Mr. Toroyan serves on the boards Armenia Fund USA, a US based charitable organization, St. Nersess Armenian Seminary Board and is Chairman of the Legate Committee of the Eastern Armenian Diocesan Church. He has in the past served on the Executive Committee of Builders for Peace, a private initiative organized under the auspices of Vice-President Al Gore, to support the Oslo peace accord for the Middle East
