Amadeus Centre is a five-story, Class B+ suburban office building located in the City of Doral in Miami-Dade County. Constructed in 1984, Amadeus Centre contains 185,226 net rentable square feet on a 5.8-acre site. Amadeus Centre is designed in a modular style and is divided into three "Pods" - north, east and west. Each Pod consists of approximately one-third of Amadeus Centre's area with each full floor consisting of approximately 46,000 square feet. Office areas are on the 2nd through the 5th floors as the ground floor is dedicated to the covered parking areas and the entrance lobby. Originally constructed for First Nationwide Bank, Amadeus Centre was designed to the highest technological standards in order to support the intensive data processing demands that the bank required at the premises. Amadeus Centre's design maximizes user efficiency as each Pod has its own bathroom facilities and central air handler. Additionally, the Pods can be accessed from the elevator lobby or from another pod allowing for multi-tenant or single tenant floor users - a rarity within a market that is dominated by buildings with large floor plates. There are few interior columns between the curtain wall and the elevator core. Building operation costs can be minimized as HVAC usage can be controlled based on the user requirements for a particular Pod. Amadeus Centre's critical building systems have been well maintained and improved. The HVAC system has been modified with improved airflow, as well as two new chillers installed in December 2005 and new cooling tower in 2007. Further, the elevators have been modernized with new controls and systems, call buttons and aesthetic upgrades. The roof system was also recently replaced.

Amadeus Center is located on the south side of Northwest 36th Street (Doral Blvd.) directly across from The Doral Golf Resort & Spa in the City of Doral, considered the epicenter of the Airport West Submarket. It is conveniently and centrally located within minutes of the Palmetto Expressway and Miami International Airport to the east, the Dolphin Expressway to the south, and Florida's Turnpike to the west.
